Best Practice Infokit: 3D Building Information Modelling in Practice

Every project presents its own set of challenges. During the initial development phase it can be difficult for Clients to fully understand and appreciate your designs. This can be frustrating and time consuming for the Designer and Client alike.

In addition, the task of gaining planning consent for controversial sites can be demanding, however, the challenges do not stop there and you will need to ensure the rest of the project runs as smoothly as possible.

DJD Architects are one of a growing number of practices who have adopted a 3D Building Information Modelling approach and now see this as an important factor in improving the efficiency of their practice – particularly for projects which involve difficult sites. How did a 3D Building Information Modelling approach help DJD Architects gain planning permission for this site?

  • 3D massing proposals were developed quickly and simply – illustrating the site in its context to assess the impact on neighbouring properties. Quicktime virtual reality movies were combined with high quality rendered views – resulting in a stunning display at a public consultation event.

  • Sketch views of the 3D model could be quickly generated by the design team to bounce proposals off the Client, Planning Consultant and Planning Officer.

  • Automatic coordination of plans, elevations and 3D views instilled confidence that the drawings were completely up to date. Any resulting changes could be incorporated and reviewed much more quickly than following a ‘traditional’ 2D workflow.

  • Despite this being an awkward site the local authority granted planning permission and even complimented DJD Architects for the way in which the 3D information positively influenced the evolution of the scheme.
